Hi there! I'm Katie, and if you're wondering how someone ends up passionately talking about HOA budgets and emergency maintenance calls at dinner parties... well, that's a story worth telling! 😄

My journey into property management wasn't exactly planned. Like many great adventures, it started with a "yes" to an opportunity that seemed interesting. What I discovered was something I genuinely loved: solving problems, building relationships, and creating communities where people actually want to live.

During my previous role, I found myself managing 19 COAs and HOAs single-handedly. Yes, you read that right - NINETEEN. While I'm proud of what I accomplished, I quickly realized that juggling that many communities meant I couldn't give each one the attention they truly deserved. Board members were getting lost in the shuffle, maintenance requests were taking too long, and I was burning out trying to be everywhere at once.

That's when the lightbulb moment hit: What if property management didn't have to feel impersonal and overwhelming?

In January 2025, I launched Dahlia Property Solutions with a radical idea - what if we intentionally stayed small? What if we maintained a 1:5 property manager-to-client ratio so every single property owner, board member, and tenant could get the personalized attention they deserve?

Here's what I learned from managing those 19 communities: every property has its own personality, every board has unique challenges, and every emergency call represents someone's home and peace of mind. That's not something you can manage from a spreadsheet or handle with generic solutions.

When I'm not nerding out over reserve fund calculations or celebrating a successful tenant placement, you'll find me exploring New England's beautiful communities (research for work, obviously! 😉), volunteering with local organizations like Special Olympics, or probably talking someone's ear off about why proper HOA management is actually fascinating.
